Don’t Move, Improve: How to Maximize Your Apartment Space with Technical Design
Have you ever felt like your home has suddenly become “too tight”? Maybe the family has grown, or your needs have changed. The first thought is almost always the same: “I need to sell and buy a bigger house.”
Stop for a moment. In my experience as a Technical Interior Designer between Belluno and Treviso, I have seen dozens of apartments that seemed unlivable but actually hid enormous potential.
The problem, often, is not the amount of square meters (sqm). It is how they are distributed. In this article, I will explain how a technical and artisanal approach can transform your current apartment into a new, larger, and more functional space, saving you the stress and costs of moving.
The Number One Mistake: Confusing Furniture with Space
Many people think that “enhancing interiors” means buying a new sofa or changing the wall color. That is just styling. Technical optimization, on the other hand, works on the “living machine” itself.
As a Technical Interior Designer, my work at BGroup Studio doesn’t start by browsing furniture catalogs, but by analyzing the floor plan with a clinical eye. Especially in the 70s and 80s buildings here in the Veneto region, we often find design errors that “steal” space and light:
- Huge, unused entryways.
- Long, dark corridors that only serve to move from one room to another.
- Separate kitchens that fragment the living area.
3 Concrete Interventions to Reclaim Space (Without Extensions)
Here is how I usually intervene to recover value and livability, combining the aesthetics of a designer with the concreteness of a craftsman.
1. Eliminating “Space-Stealing” Walls
By demolishing non-load-bearing walls between the entrance, hallway, and living room, we can often recover 4 to 8 walkable square meters. But it’s not just a matter of numbers: it’s a matter of light. Creating a technical Open Space allows natural light to cross the apartment, tricking the eye and making the space perceive as twice as large.
2. Bespoke and “Invisible” Furniture
This is where my history comes into play. Having started professionally in a joinery workshop, I know that furniture shouldn’t just fill a void; it must solve a problem. Maximizing space means designing bespoke furniture (built-in wardrobes, equipped niches, flush-to-wall doors) that blends with the architecture. The storage space is there, but you don’t see it. This “visual cleanliness” is fundamental for living well.
3. Light as a Building Material
I’m not talking about the chandelier in the center of the room. Professional lighting design defines volumes. Using grazing lights, LED strips in the false ceiling, or recessed spotlights serves to visually raise ceilings and widen walls. A well-lit environment is economically worth more than one in the shadows.
Why Renovate Instead of Moving?
Let’s speak as entrepreneurs. Buying a new house today involves very high costs (price per sqm, notary fees, agency fees, taxes). Investing that budget in the redevelopment of your property:
- Increases the market value of your home (in case of future resale).
- Allows you to have a home personalized to the millimeter around your habits, which is impossible with a standard house.
- Gives you access to tax deductions for renovation (depending on current local laws).
The BGroup Studio Method: Concreteness Before Aesthetics
If you are thinking of working on your apartment in the Belluno province, don’t start with the “color of the tiles.” Start with the function.
At BGroup Studio, we follow a reverse process compared to many decorators:
- Feasibility Analysis: We verify what can be demolished and what cannot (systems, pillars).
- Flow Design: We design how you will move through the house.
- Budget Definition: We calculate the costs before starting the work.
- Aesthetics: Only at the end do we “dress” the house with the design you love.
